# Lead capture & qualify

When a new lead arrives via email or form:

1. Pull the property reference from the message.
2. Reply within 60 seconds with a warm acknowledgement
   and three viewing-time options that match the agent's calendar.
3. Ask the two qualifying questions: budget band, timeline.
4. Push the lead to CRM with all extracted fields.
5. If the lead is hot (budget + timeline + reply within 4h),
   notify the agent on SMS.
